Project Overview

Corbeau supported a large-scale railroad corridor surveying initiative involving extensive right-of-way mapping, parcel research, and boundary resolution across a regional transportation corridor. The project supported future infrastructure improvements by establishing a clear understanding of existing property ownership, railroad right-of-way limits, and adjoining land boundaries. 

Spanning multiple jurisdictions and encompassing hundreds of adjoining parcels, the engagement required a disciplined combination of historical research, field investigation, and boundary analysis to produce consistent, defensible survey information suitable for planning and property acquisition activities.  

The Challenge

Large corridor projects require far more than surveying individual properties—they demand consistency across an entire transportation system. 

Historical railroad documentation, aging evaluation maps, fragmented deed records, and missing monumentation created numerous boundary questions that required careful investigation. Parcel descriptions frequently differed from adjoining ownership records, making boundary resolution dependent on evaluating multiple sources of evidence rather than relying on a single document. 

Because each parcel influenced neighboring properties, maintaining consistency throughout the corridor was essential. Every boundary determination required careful documentation, transparent reasoning, and adherence to accepted surveying principles to ensure the corridor functioned as one continuous, defensible mapping system rather than a collection of unrelated surveys.

Our Approach

The project began with comprehensive records research for each adjoining parcel, including historical deed evaluation and railroad right-of-way documentation. Property descriptions were digitally reconstructed to establish preliminary boundary locations before field operations commenced. 

Using aerial imagery, historical records, and survey data, each parcel was evaluated individually before being verified through field investigation and monument recovery. Physical evidence gathered in the field was compared against historical documentation to determine the most defensible boundary location. 

Each completed boundary determination underwent technical review and was supported by documented boundary analysis explaining the reasoning behind the final resolution. This systematic workflow ensured consistency throughout the corridor while providing a transparent basis for future engineering, planning, and acquisition efforts. 

Results Section

The completed survey effort provided a reliable understanding of railroad right-of-way limits and adjoining property boundaries across a significant transportation corridor. 

By combining historical research with disciplined field investigation and documented boundary analysis, the project reduced uncertainty surrounding corridor ownership while supporting future infrastructure planning and potential property acquisition. 

Beyond the technical deliverables, the project established a consistent methodology for evaluating large numbers of adjoining parcels, ensuring that every boundary determination was supported by documented professional judgment and transparent decision-making. 

This project demonstrates Corbeau's ability to manage large-scale corridor surveying projects where organization, consistency, and defensible boundary analysis are just as important as field measurements.
