Retail environments are changing.

Customers increasingly expect curbside pickup, same-day delivery, and more convenient ways to receive goods without necessarily entering a store. At the same time, emerging autonomous ground and aerial delivery systems may create new demands on the physical layout of retail sites and the transportation infrastructure surrounding them.

Retail Fulfillment and Emerging Mobility explores how retail properties might evolve in response to those changing patterns.

Central Question

How might retail properties evolve as consumers increasingly use curbside pickup, same-day delivery, and emerging autonomous delivery systems?

Research Focus

The research is examining several possible elements of future retail-site design, including:

  • Dedicated fulfillment lanes

  • Improved pickup circulation

  • Tree canopy and landscaped areas for shade and heat reduction

  • Future ground-based autonomous delivery

  • Potential aerial delivery

  • The relationship between retail sites and existing transportation corridors

One area of inquiry is whether existing transportation corridors could help organize future drone movement and supporting infrastructure rather than requiring entirely separate systems to be created from the beginning.

The intent is exploratory. The research is not assuming that every emerging technology belongs on every retail site. It is examining how changing consumer behavior may influence the physical and operational design of commercial environments.

Retail sites designed primarily around parking and in-store shopping may not fully reflect how customers increasingly receive goods.

Rethinking fulfillment could create opportunities to improve:
